Welcome to the Guest Ranch!
Hello! Welcome to our home. We’re so glad you have decided to stay at our Guest Ranch, and we hope you have a great time in Boulder. We are happy to share our special property with you and truly hope you get to enjoy it as much as we do. The beautiful views of Sugarloaf Mountain, combined with the morning mooing of our Black Angus cattle are fun to wake up to.
Where’s the beef? Sometimes our cattle may be up on Boulder Mountain and not in our pastures during the Summer months. Our Hills & Hollows Market off Hwy 12 carries our beef, and they are a package agency/liquor store if you are looking for adult beverages.

IMPORTANT: Please note that we are a working ranch, so do not enter any of the barns, stables, arena, greenhouses, fences, corrals, or pastures. Entry into these areas or any interaction with the animals is not allowed. Black Angus bulls do not have horns, so this is highly enforced. Thank you for your cooperation on this matter.
This book contains information about Unit 101-The Big House and the area to help you enjoy your stay. You should find everything that you need, but if you have a question that isn’t covered in here, please do get in touch and let us know how we can help.

Directions & map
From Hwy 12, you’ll turn left or right onto Burr Trail Rd, depending on which way you are coming from. Watch carefully for Lower Boulder Rd on your right-hand side shortly after. It can easily be missed, especially if it is dark. Turn right. Stay on Lower Boulder Rd, heading south. Almost halfway down, you make a 90-degree left and then a right. Continue south until you reach another sharp left, then right, and then a final left again should have you on the driveway lined with tall trees on both sides like the picture shown above. Continue on the driveway, past the large house which is on your right side. Parking is on the East (far) side of the main house on dirt lots. Enjoy your stay!

Covid Precautions:
Please know that we are being extra cautious with COVID in mind at all times. For the safety of our staff and guests, we do not allow same-day bookings and have a waiting period in between bookings and cleaning times. We also use all COVID certified cleaning and sanitation supplies.

What You’ll Need to Know
Access the Property: This home is accessible via keyless entry. The code is “1234 check mark”
Use the Wireless Internet:
Wi-Fi network: SFV-102
Wi-Fi Password: svfbigview
Use the Apple TV:
Make sure all cables are connected from wall to tv to apple tv. Turn on the tv, then select the HDMI input that’s connected to the apple tv. Some tvs automatically do this. Follow on screen instructions to set your internet, single sign-on & other setup items.

Use the Thermostat: Thermostats located in living room are preset to a comfortable temperature.
Use the Washer: Select “Small, Medium or Large” load size Turn know to cottons-Light, Medium or Heavy Gently.
Use the Dryer: Turn left knob to “Cottons” or “Easy Care” Turn right, larger knob to Cottons Optimum Dry- DO NOT PULL KNOB. Push gray Start Button on left to start. Be sure lint trap is cleared before each new load.
Find Additional Bedding: King Size Sheets: Located on right side (Please only use in an Emergency). Queen Size Sheets: Located in each queen size bedroom closet. Linens for Couches: In Master Bedroom Closet on right side/top as you walk in.
Find Additional Toilet Paper & Paper Towels: Master Bath: Spare towels & toilet paper are located in the wooden closet across from the sink. Guest Bath: Spare towels & toilet paper are located under the sink.
Find Cleaning Supplies: In the Kitchen Pantry, as well as the TRASH CAN is located here.
Find Coffee: In corner cabinet of kitchen, above the coffee machine. Filters should be located here as well.
During your stay & upon check-out, trash can be taken to the dumpster.

Miscellaneous
Hills & Hollows Market is located at 840 W Hwy 12. We sell our beef there now! It also is a package agency/liquor store if you are looking for some adult beverages. This market also features a wood fired pizza oven, organic products, and nearly anything you might need during your stay.

Checking Out
Check Out Procedures
Reminder: Check out time is 11 AM mountain time.
Prior to your departure, please tidy up the home by doing the following:
- Remove all perishable items.
- Turn off all lights, electronics, and appliances.
- Upon check-out, take out the trash to the garage, leaving it between the two automatic doors by the trash can. There is a dumpster at the end of the driveway if needed during your stay as well.
- Sweep the kitchen floor.
- Load and start the dishwasher.
- Simply pull the blankets and sheets down to show that the bed was slept in, and our staff can strip the beds. Place used pillows to one side in each bedroom. Leave all used towels in a pile on the floor in their respective bathrooms or in the laundry room.
- For items left behind, we will ship them for a $7 flat rate postage fee. Please double-check that you have all of your belongings upon departure.
